HIPs Information

The HIP will comprise some of the key documents at the very start of home selling process and includes an Energy Performance Certificate and a number of documents normally associated with the sale of a residential property. 

When marketing begins, the HIP must contain at least the following:

• An index of contents
• An Energy Performance Cetificate
• A sales statement (basic information about the sale such as name of seller and address, whether the home is freehold or leasehold etc)
• Evidence title (for registered properties)
• Searches relating to the property (or proof that these have been commissioned)

The following documents are compulsory, but can be added to the HIP later if there are delays in obtaining them:

• Evidence of title (for unregistered properties)
• Searches
• Leasehold documents

Where any items are missing, the index should explain why.  Where searches or documents are missing, the seller needs to provide evidence that an agreement to provide the documents as soon as practicable and within 28 days.

What is an Energy Performance Certificate (EPC)?

The EPC will tell you how energy efficient the home is. It will be rated on a scale of A – G. The most energy efficient home will have an A rating. The EPC will also advise as to the impact the home has on the environment. Better rated homes will have lower Carbon Dioxide emissions.

Government believes the average property in the UK will be in bands D – E. Recommendations will also be included in the EPC about how to make the home more energy efficient.
