- View the property as soon as possible. Dont leave it to long as you could lose the house.
- Make use of any free time to make appointments.
- Have a look around surrounding area and neighbourhood before you buy.
- Checkout crime rate figures for the area, you can check out crime statistics and a whole host of other information about the area at http://www.upmystreet.co.uk/.
- Have a good look around the house. If the carpets and or the decorations are in poor condition, reduce your offer appropriately and explain why. If you are reasonably practical don't let just dirt and tatty walls put you off... A bit of paint and a very thourough clean can transform the home.
- Its very important to look for damp around the windows or condensation. Mould on the window putty isn't to much of a problem, but if its on the walls have a look for bubbly flaky paint coming off - it's damp and it could spell trouble...
- Details of any structual problems should come to light whenyou get the house surveyed but don't just trust the surveyer!
- It is a good idea to take the opportunity to walk past it at varoius times of the day or night to see if anything nasty becomes apparent.
- If you are really keen about the property go and take a second look. if you can really see yourselves living there then think about putting an offer in.
- You are not abliged to pay the seller any money untill you have exchanged contracts for the house (once this process has been completed, if you pull out you can lose you depsit) and on completion you are required to pay the balance of any monies still owed. Its usually about a week between exchange and completion. Up till then you can pull out at any time but if you do it to many times, the estate agents may advise the seller not to accept your offer because it exposes them to the potenrial of losing money on the deal.
